Turn Key Air Conditioning are specialists is hotel air conditioning installation and maintenance.
Installing or replacing air conditioning in a trading hotel is a demanding process, requiring organisational skills and detailed co-ordination with hotel staff and other trades.
Over many years of experience, we have found that our involvement at the design stage is a huge advantage for us as installation engineers, and for the smooth and successful completion of the project for the customer.
The Cairn Group is a multinational organisation, with hotels worldwide. TKAC has developed a very close understanding with the Group for the installation of air conditioning as part of a rolling programme of hotel refurbishments. Crown Plaza Hotels is a key member of the group and all hotels are required to meet the exacting Brand Standard.
As part of the refurbishment of this trading hotel, we worked with the client at the design stage of the air conditioning project.
TKAC introduced the client to Mitsubishi, who have a range of air conditioning solutions developed specifically to meet hotel requirements.
At the Bell House we installed the Mitsubishi heat recovery system. We placed ducted fan coils in every bedroom, each being connected to a Melcotel central control system. Melcotel is a bespoke system development by Mitsubishi for central control of hotel room heating and cooling systems. In addition to the hotel bedrooms, we introduced Melcotel to the bar areas, restaurant, reception, gym, changing rooms and spa treatment areas.
The Mitsubishi heat recovery VRF system is ideal for bedrooms, as it complies with BSEN 378. This standard covers safety issues in the event of a leakage of refrigerant, and determines safe maximum concentration levels.
This VRF system also addresses noise issues, which are understandably important concerns for hotel air conditioning projects.
The system has hot / cold change over boxes which are located away from the bedrooms. This unique control feature is becoming increasingly popular in applications such as hotel bedrooms and we are experiencing very positive customer feedback.
In addition to the Bell House hotel, we are also working on the St James Crown Plaza hotel, opposite Buckingham Palace. In this hotel the luxury apartments are undergoing a complete remodelling and we are again involved at the design stage of the air condition system. For this project, a Daikin heat recovery VRV system has been selected.

Newcastle Airport Hotel

In city centre hotel air conditioning installations, space is always at a premium and we often have to locate the cassettes on the hotel roof. Rather than transport all the components to the rooftop for assembly, we have developed a process of offsite manufacture, where we assembly the cassettes offsite, then crane the complete units onto the rooftop and connect them to the pipework.

TK Air Conditioning has supplied and installed all air conditioning to the hotel rooms, reception areas, bars and restaurants. The builder is Shepherd Construction Ltd (SCL), the M&E contractor is Shepherd Engineering Services.
The VRV outdoor units installed for this project are all water cooled, as opposed to air cooled. This is the largest VRV water cooled air conditioning system in the North East. Height restriction on the building because of the Newcastle Airport radar shadow led us to specify water cooled condensers, because space was at a premium and water cooled air conditioning condensers are half the height of standard VRV units. They can also be double stacked and so the footprint is halved. Deakin water cooled equipment was used for this air conditioning application, which we have found to be ideal for use in this kind of restricted area.

When Worldcom moved to Reading International Business Park, the specification of the air conditioning system was critical to maintaining tight control of the environmental conditions within the main communications room and the 8 fibre optic patch rooms.TKAC designed and installed 200kw of cooling with 30kw of standby to deliver full function control. Completion of the project on time and within budget led to further air conditioning work with this client.
Coral Island, Blackpool is the flagship bar of the Noble leisure group. We were nominated to provide an air conditioning solution which not only achieved the technical specification but also blended into the very distinctive décor.
We were appointed by consulting engineers Status Design Associates as the principal air conditioning contractor. The work involved installing comfort cooling, inclusive of all builders works, electrical and refrigerant pipework within 6 weeks – without interruption to business. The air conditioning work involved installing the latest VRV heat pump, 19 fan coils and 4 outdoor units and was phased to minimise client disruption.
Turn Key Air Conditioning are contracted nationally by Wilko to design and build the HVAC (heating, ventilation and air conditioning) systems for the group’s ongoing expansion programme. We are involved from initial feasibility stage through to completion of around 10 stores per year.
The Wilko Gainsborough store has a large volume of air to condition, covering 17,000 sqft. For this project we have installed three gas fired roof top units. These units have powered exhaust to provide free cooling for the store and warehouse.
We have worked for William Hill since 2003 and undertake nationwide installations, with shops recently completed in Preston Blackpool, Edinburgh, Perth, Middlesbrough, Glasgow, Widnes, Liverpool and Cambuslang.
We work direct for the William Hill group installing counter, shop front and ceiling air conditioning in new builds and a high number of upgrades. The upgrades represent a serious challenge as we must maintain a safe and secure operation whilst the shop continues to trade.
We were initially recommended to William Hill by a major equipment supplier and the ongoing contractor performance evaluation, conducted by consulting engineer, is very stringent.
We worked with consulting engineers to install the air conditioning upgrade to this listed building in Glasgow city centre. The project involved a VRF system installation as part of a major upgrade, whilst the hotel continued to trade. This was a particularly challenging assignment as the services are located on the roof of the hotel, requiring us to reach from the roof to the basement of a four storey listed building, with all of the limitations that listed status imposes.
This ground breaking college is located on the Team Valley, Gateshead, Tyne & Wear. We worked for mechanical contractors N.G. Bailey to install fully air conditioned lecture theatres. This state of the art VRF system includes self diagnostics and is remotely controlled via a network. VRF was chosen for ease of installation and it also avoided the necessity for a large boiler which would have been under-utilised.
Eurobet is the internet division of Coral. We undertook a major VRF air conditioning project at the central offices in Woking, Surrey. This office and comms room upgrade involved relocating the comms room whilst it continuing to function. By selecting a VRF system, further modifications, extensions and relocations will be facilitated at minimal cost.
The very sensitive computer equipment requires heating, cooling and humidity to be extremely closely controlled. Heat to +/ – ½ degree. Humidity +/- 5%. The monitoring process is very sophisticated, with text message or e-mail notification of any malfunction.
To protect all of this infrastructure, a state of the art fire suppression system using inert gas has been installed.
For new builds we install direct for group parent A.S. Watson group.
For existing stores we work through facilities managers.
We have recently completed re-fits in the Morpeth, Redcar, Liverpool, Wakefield, and Hexham stores. In Scotland we have installed air conditioning for many re-fits including Edinburgh, Broughty Ferry and Fraserburgh.
Refurbishment air conditioning installations are often undertaken in trading shops. Here great emphasis is placed on Health & Safety, with significant out of hours working to minimise disruption.
There has been a recent drive to fund the development of doctors’ surgeries to enable them to perform more services, including minor operations. Projects include a mixture of refurbishment, extension and new build. Requirements typically involve air conditioning system installation in waiting areas treatment rooms and surgeries. Recent medical centre projects have been completed in Durham, Scarborough and Huddersfield.
Working here with partners NG Bailey, we have installed a centrally controlled air conditioning system in 28,000 sq metres of office space. The project covered two buildings of four storey open plan office space. The installation includes built in flexibility to enable the space to be carved into a range of offices of various sizes.
In one of the largest projects undertaken by Turnkey Air Conditioning, we have installed the air conditioning system for these office space units. The project was undertaken in partnership with mechanical contractors N.G. Bailey. We were involved in the design and specification of the system which utilises Toshiba VRF air conditioning equipment and the client has benefited from the ECA on this energy efficient installation.
Appointed by shopfitters Bridgefords Interiors, we have completed air conditioning projects in O2 stores in Lancaster, Dundee, St James Centre Edinburgh, Spindles Shopping Centre Oldham, Trafford Centre Manchester, East Ham, Tooting and Thurrock Lakeside.
We have undertaken air conditioning work for the Foot Lockers footwear retail group in Oxford Street London and the store in Brussels.
Phase 2 of this project for Akeller property developers involves the integration of the listed stone front of the former police station building, into the new development.

Turn Key Air Conditioning were appointed to renew the air conditioning system for the computer suite and broadcast floor. Work involved renewal of the cooling tower and modifying the existing Versatemp VRV system. The site has been re-modelled, requiring the air conditioning system to be partitioned and duty modified.
We have recently started to work as a specialist air conditioning subcontractor for the major M&E contractor Environ. Our first air conditioning installation was in a two storey office development on the Drum Industrial Estate, Chester-le-Street.
We are working with this national confectionery manufacturer and retailer on a new retail concept. Thorntons will install booths in retail locations where space is restricted, such as train stations and the foyer areas of shopping malls.
Turn Key Air Conditioning has been invited to design the air conditioning for the booths, the first one will be located in a shopping mall in Bracknell in August.

A further major application of the off site manufacturing process is under quotation for a major development on Oxford Street, London.
